Alright, I'm single, late 40s, and Crime rate is something to consider -West University Place sits at 37.9 per 100K. The median home value here is around $1,406,600, which is pretty steep. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. Would love some local perspective. It's not perfect, but the community is solid. Used to live on the Westside side, now on the Highland side. Completely different vibe. I love the pace of life here.

Public transit is average here. You'll probably need a car for most things. I wouldn't want to live anywhere else right now.
