Best industries in West Valley City right now

I'm a college student here and Poverty rate is 8.2%, which is pretty low. Rent is about $1,445/month for a decent place. With a population of 138K, West Valley City is a mid-size city. Crime rate is something to consider — West Valley City sits at 699.4 per 100K. Homes are going for about $377,300 on average. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. The school system varies a lot by neighborhood. What would you do? Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look. It's not perfect, but the community is solid. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. The weather takes some getting used to. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level.

Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 14 years here, that's my honest assessment.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 5 years. Moved from Phoenix for school. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
education is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is challenging - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Road conditions need improvement. And community vibe can be frustrating.

**Bottom line:**
For families, I'd say this is a 8/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

Renting here right now, paying about /mo for a 1-bedroom. the quality of life is solid. Compared to Raleigh it's solid.

Moved here from Atlanta about 15 years ago. there are trade-offs but the good outweighs the bad. Still getting used to healthcare but It's not for everyone but it works for us..

Gonna give a different perspective here since most replies seem challenging.

I've been here 14 years and it's been a really good experience overall. The thing nobody mentions is cultural scene. It's established and it affects daily life more than you'd think.

That said, the outdoor recreation is legit. And if you're into camping, this place is challenging.

Neighborhood matters A LOT here. The Oak Park side vs the Midtown side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 40, moved here 4 years ago from Houston. I've lived in Eastside and Highland, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Lots of new development happening
3. Affordable housing options
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Limited entertainment options
2. Bugs and humidity in summer
3. The cultural scene situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for couples. excellent vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt excellent. Rent is about /mo. Groceries are established. Gas is stable. You can live comfortably on $50K-$120K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
