Rent vs buy in West Valley City — what makes sense?

Hello, I grew up here but left for a while. It's a a mid-size city city with about 138K people. There's a real sense of community in certain neighborhoods. Anyone in a similar situation? I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. It's not perfect, but the community is solid.

OK so I've been meaning to write this for a while. I moved here 10 years ago from Austin and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Old Town. It's underrated for what you get.

Jobs: The market is competitive right now, especially in consulting. If you're in retail you might struggle.

People: Generally average. It took about 14 months to build a solid friend group.

Food: decent. Tons of options if you like Thai.

Gonna give a different perspective here since most replies seem decent.

I've been here 1 years and it exceeded my expectations. The thing nobody mentions is housing market. It's manageable and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into kayaking, this place is surprisingly good.

Neighborhood matters A LOT here. The Fairview side vs the North side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

If you're remote, this place is great for cost of living. I have mixed feelings honestly. Internet is surprisingly good in most areas.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

Bought a house here in 2024 and it's not perfect but it works for me. Property values have gone down slightly since then.

We moved here with our family and it's exactly what I was looking for. Schools in Meadowbrook area are average. Kids love it here.
