I work in real estate and Rent is about $1,939/month for a decent place. Household incomes average around $101,138 in West Whittier-Los Nietos. You can expect to pay around $1,939 for rent here. It's not perfect, but the community is solid. I'd say it's better for families than young singles. Would love some local perspective. Property taxes are high but you get good services. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. The market right now is challenging. We bought in 2021 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.

**Employment:**
government is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is solid - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Can feel isolated. And nightlife can be frustrating.

**Bottom line:**

**What I love:**

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The housing market is genuinely improving and I've found the quality of life is solid. My neighborhood (Oak Park) is reasonable and I feel safe walking around at night.

But if you're coming from Salt Lake City, be prepared for the culture shock. school system is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a nurse who relocated here from Dallas about 4 years ago. The main reasons were a job opportunity and cost of living.

Pros I've experienced:
- Good schools in most areas
- Good healthcare facilities
- Lots of new development happening

Cons that are real:
- Chain restaurants dominate
- Can feel isolated

Financially, we've found it decent compared to where we came from. Older homes are where the value is. Groceries are affordable, gas is solid.
