Life in West Whittier-Los Nietos as a young professional

Been meaning to ask this. Homes are going for about $607,100 on average. Downtown has improved a lot in recent years. Am I overthinking this?

Renting here right now, paying about /mo for a 3-bedroom. I wouldn't want to live anywhere else right now. Compared to Houston it's pretty good.
