Raising a family in Westchase -thoughts?

Hello, Born and raised here. It's a a small town city with about 24,818 people. Rent is about $2,095/month for a decent place. The median home value here is around $491,300, which is pretty steep. Homes are going for about $491,300 on average. Poverty rate is 3.7%, which is pretty low. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good.

Cons:
- Limited public transit
- Lack of diversity
- Far from major airports
- Homelessness issues downtown
