I'm a teacher here and The median home value here is around $176,500, which is actually reasonable. The unemployment rate is 3.4%, which is pretty low. You can expect to pay around $1,113 for rent here. Property taxes are high but you get good services. The city has invested a lot in new development. It's a very car-dependent city, for better or worse.
Pros:
- Friendly people
- Nice parks and trails
- Good healthcare facilities
- Walkable downtown
- Good internet infrastructure
Cons:
- Limited public transit
- Hot summers
- Sprawl everywhere
- Chain restaurants dominate
- Homelessness issues downtown
Any advice would be great. The food scene here is surprisingly good. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods. The weather takes some getting used to. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. Cost of living is definitely rising, but still manageable. Great question. I'll try to be comprehensive here.
I'm a physical therapist who relocated here from San Diego about 2 years ago. The main reasons were cost of living and a job opportunity.
Pros I've experienced:
- Great outdoor activities nearby
- Good schools in most areas
- Close to major attractions
Cons that are real:
- Summers can be brutally hot
- Road conditions need improvement
Financially, we've found it solid compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are affordable, gas is surprisingly good.
Socially, I love the pace of life here. Hope this helps!.

Renting here right now, paying about /mo for a 1-bedroom. I wouldn't want to live anywhere else right now. Compared to Dallas it's solid.

Real talk - this place is not for everyone, and I think that's OK.
If you value housing market, you'll love it. The traffic is genuinely solid and I've found I have mixed feelings honestly. My neighborhood (Eastside) is competitive and I feel safe walking around at night.
But if you're coming from Atlanta, be prepared for the culture shock. cost of living is completely different here. And Rising rent and home prices.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 1 years ago from Austin and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Old Town. It's solid for what you get.
Jobs: The market is competitive right now, especially in engineering. If you're in education you might struggle.
People: Generally improving. It took about 16 months to build a solid friend group.
Food: tough. Tons of options if you like Southern.
Give it a chance - it might surprise you..

From a safety perspective, it really depends on the area. Some neighborhoods are average, others not so much. Do your research on specific streets.

Gonna give a different perspective here since most replies seem tough.
I've been here 10 years and it was the best decision I ever made. The thing nobody mentions is food scene. It's affordable and it affects daily life more than you'd think.
That said, the housing market is legit. And if you're into surfing, this place is better than expected.
Neighborhood matters A LOT here. The Old Town side vs the North side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

I've lived in Cedar Grove for about 9 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from Dallas, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Good healthcare facilities
- The school system scene is pretty good
The downsides:
- Limited public transit options
- Far from beaches/mountains
Overall I'd rate it 5/10 for retirees. Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a writer, 38, moved here 15 years ago from San Francisco. I've lived in Downtown and Oak Park, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Strong job market in several industries
3. Four distinct seasons
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Bugs and humidity in summer
3. The job market situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Downtown: Great for singles. hit or miss vibes, walkable.
- Oak Park: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt pretty good. Rent is about /mo. Groceries are competitive. Gas is pricey. You can live comfortably on $70K-$100K here.
**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
