Housing market in Wheeling right now

First post here. It's a a smaller city city with about 38,495 people. The median home value here is around $244,600, which is actually reasonable. Crime rate is something to consider -Wheeling sits at 74.3 per 100K. The unemployment rate is 3.1%, which is pretty low. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. What neighborhoods would you suggest? Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid.

OK so I've been meaning to write this for a while. I moved here 1 years ago from Denver and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Westside. It's better than expected for what you get.

Jobs: The market is established right now, especially in government. If you're in real estate you might struggle.

People: Generally underrated. It took about 16 months to build a solid friend group.

Food: solid. Tons of options if you like craft beer.

Would recommend to anyone considering it..
