Relocating to White City, OR -pros and cons?

OK so I grew up here but left for a while. The median home value here is around $273,700, which seems about average. Household incomes average around $65,370 in White City. Poverty rate is 10.9%, which is around average. Average temperature is around 56--F, so the weather is moderate. The weather takes some getting used to. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Should I be concerned? People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. I'd say it's better for families than young singles. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that.

Bought a house here in 2015 and the quality of life is solid. Property values have gone down slightly since then.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's been a really good experience overall. Give it a chance - it might surprise you..
