I'm a college student here and You can expect to pay around $1,627 for rent here. Homes are going for about $274,300 on average. The parks and outdoor areas are a huge plus. Am I overthinking this? I've lived in Pine Hills for about 5 years now, so I can give you a pretty detailed perspective.
it's been a really good experience overall. When I first moved here from San Francisco, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Decent public transit for the size
- Strong job market in several industries
- The walkability scene is average
The downsides:
- Chain restaurants dominate
- Dating scene is rough
Overall I'd rate it 7/10 for young professionals. Would recommend to anyone considering it..

OK so I've been meaning to write this for a while. I moved here 10 years ago from Portland and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Pine Hills. It's solid for what you get.
Jobs: The market is stable right now, especially in education. If you're in education you might struggle.
People: Generally decent. It took about 13 months to build a solid friend group.
Food: solid. Tons of options if you like Indian.
It's not for everyone but it works for us..
