Is White Plains still affordable?

Just moved here 4 months ago and Household incomes average around $115,586 in White Plains. Average temperature is around 52--F, so expect cold winters. Crime rate is something to consider -White Plains sits at 180.7 per 100K. The city has invested a lot in new development. Property taxes are high but you get good services. What do you all think? The food scene here is surprisingly good. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. The suburbs are where most families end up. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. The city has invested a lot in new development.

Great question. I'll try to be comprehensive here.

I'm a physical therapist who relocated here from Boston about 10 years ago. The main reasons were quality of life and a job opportunity.

Pros I've experienced:
- Good schools in most areas
- Nice parks and green spaces
- Lots of family-friendly activities

Cons that are real:
- Dating scene is rough
- Bugs and humidity in summer

Financially, we've found it pretty good compared to where we came from. If you look outside the main areas you can find deals. Groceries are developing, gas is decent.

Socially, I have mixed feelings honestly. Good luck with whatever you decide..

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The school system is genuinely average and I've found I genuinely enjoy living here. My neighborhood (East) is stable and I feel safe walking around at night.

But if you're coming from Raleigh, be prepared for the culture shock. cultural scene is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you're remote, this place is great for cost of living. I have mixed feelings honestly. Internet is challenging in most areas.
