Hi all, I'm a 45-year-old sales rep and Homes are going for about $322,900 on average. With a population of 1,202, Wiggins is a small town. It's a a small town city with about 1,202 people. Night life is decent if you know the right spots. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly.
Pros:
- Affordable cost of living
- Good job market
- Diverse community
- Walkable downtown
Cons:
- Sprawl everywhere
- High property taxes
- Mosquitoes and humidity
- Far from major airports
- Homelessness issues downtown
Would love some local perspective. Thanks! It's not perfect, but the community is solid. It's not perfect, but the community is solid. I'd say it's better for families than young singles. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. Honestly, I think it's a great place if you know where to look.

I work in healthcare here and it's improved dramatically in recent years. The job market for my field is underrated. Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 13 years. Moved from Chicago for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.
**Employment:**
engineering is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is average - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Homeless population growing downtown. And nightlife can be frustrating.
**Bottom line:**
For couples, I'd say this is a 5/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.

I've been in Cedar Grove for 5 years. Moved from Phoenix for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
education is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is tough - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Can feel isolated. And traffic can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 8/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

I've lived in South for about 15 years now, so I can give you a pretty detailed perspective.
it's been a really good experience overall. When I first moved here from Nashville, I was surprised by weather. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Decent public transit for the size
- Strong sense of community
- The school system scene is excellent
The downsides:
- Summers can be brutally hot
- Limited high-paying job options
Overall I'd rate it 5/10 for families. Give it a chance - it might surprise you..
