I've been here for 16 years and Household incomes average around $161,473 in Wilmington. The median home value here is around $646,200, which is pretty steep. The food scene here is surprisingly good. I'd say it's better for families than young singles. Night life is decent if you know the right spots. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 6 years. Moved from Austin for weather. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
tech is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is improving - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Road conditions need improvement. And food scene can be frustrating.

**Bottom line:**

Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from Minneapolis about 10 years ago. The main reasons were retirement and retirement.

Pros I've experienced:
- Good schools in most areas
- Good healthcare facilities
- Lots of family-friendly activities

Cons that are real:
- Road conditions need improvement
- Far from beaches/mountains

Financially, we've found it underrated compared to where we came from. The market is competitive but not impossible. Groceries are affordable, gas is surprisingly good.

Socially, it's not perfect but it works for me. Your mileage may vary depending on what you're looking for..
