OK so I'm a college student here and Rent is about $925/month for a decent place. The unemployment rate is 2.9%, which is pretty low. With a population of 12,637, Wilmington is a small town. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Appreciate any input. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 11 years. Moved from Seattle for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
retail is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is underrated - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Bugs and humidity in summer. And walkability can be frustrating.
**Bottom line:**
For couples, I'd say this is a 6/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem improving.
I've been here 14 years and it's exactly what I was looking for. The thing nobody mentions is healthcare. It's established and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into camping, this place is underrated.
Neighborhood matters A LOT here. The The Heights side vs the Sunset side are basically different cities. Make sure you visit both before deciding.
Feel free to reach out with questions..

Used to live on the Pine Hills side, now on the Riverside side. Completely different vibe. I genuinely enjoy living here.
