Gonna give a different perspective here since most replies seem solid.

I've been here 8 years and it exceeded my expectations. The thing nobody mentions is job market. It's established and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into surfing, this place is decent.

Neighborhood matters A LOT here. The South side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

No regrets on my end..

Used to live on the The Heights side, now on the Sunset side. Completely different vibe. I love the pace of life here.

As someone who grew up here, it's been a really good experience overall. A lot has changed in the past few years though. cultural scene used to be much manageable but now it's solid.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 25, moved here 12 years ago from Raleigh. I've lived in Sunset and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Four distinct seasons
3. Diverse dining options
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Bugs and humidity in summer
3. The school system situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for young professionals. improving vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt tough. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $100K-$130K here.

**Final verdict:**

Renting here right now, paying about /mo for a 1-bedroom. I love the pace of life here. Compared to Salt Lake City it's better than expected.

OK so I've been meaning to write this for a while. I moved here 3 years ago from Pittsburgh and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Eastside. It's improving for what you get.

Jobs: The market is pricey right now, especially in construction. If you're in manufacturing you might struggle.

People: Generally better than expected. It took about 7 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Mexican.

Definitely worth checking out..
