Quick question about Wingate

I've been here for 17 years and You can expect to pay around $1,050 for rent here. With a population of 4,169, Wingate is a small town. Homes are going for about $217,700 on average. Rent is about $1,050/month for a decent place. The school system varies a lot by neighborhood. The city has invested a lot in new development. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. Public transit needs a lot of work honestly. The city has invested a lot in new development. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 50, moved here 11 years ago from Charlotte. I've lived in Old Town and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Good internet infrastructure
3. Close to major attractions
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Not a lot of cultural diversity
2. Bugs and humidity in summer
3. The dating scene situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for couples. underrated vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Charlotte, everything felt solid. Rent is about /mo. Groceries are pricey. Gas is developing. You can live comfortably on $60K-$110K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
