Is Winnemucca still affordable?

Been meaning to ask this. We're a young couple and Household incomes average around $80,844 in Winnemucca. The median home value here is around $290,500, which seems about average. Homes are going for about $290,500 on average. Poverty rate is 5.4%, which is pretty low. Median household income is $80,844, which feels pretty solid for the area. There's a growing tech scene which is exciting. The city has invested a lot in new development. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable.

Pros:
- Great weather
- Close to nature
- Low taxes
- Lots of new development
- Good airport connections

Cons:
- Sprawl everywhere
- Few job opportunities in some fields
- Boring for young people
- Not enough green space
Worth the trade-offs? There's a growing tech scene which is exciting. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. The food scene here is surprisingly good. Public transit needs a lot of work honestly.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 48, moved here 5 years ago from San Francisco. I've lived in Springfield and Westside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Diverse dining options
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Limited entertainment options
3. The cost of living situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Springfield: Great for remote workers. pretty good vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt underrated. Rent is about /mo. Groceries are reasonable. Gas is stable. You can live comfortably on $80K-$70K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2023 and it's exactly what I was looking for. Property values have gone up significantly since then.
