I've been here 4 years and it's exactly what I was looking for. The thing nobody mentions is weather. It's wild and it affects daily life more than you'd think.
That said, the housing market is legit. And if you're into surfing, this place is surprisingly good.
Neighborhood matters A LOT here. The North side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

Background: I'm a sales manager, 26, moved here 9 years ago from Salt Lake City. I've lived in Maple Ridge and Springfield, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Good schools in most areas
3. Good airport with direct flights
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Limited high-paying job options
3. The safety situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Maple Ridge: Great for retirees. surprisingly good vibes, walkable.
- Springfield: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Salt Lake City, everything felt decent. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $40K-$120K here.

I'm a nurse who relocated here from Raleigh about 9 years ago. The main reasons were a job opportunity and a fresh start.
Pros I've experienced:
- Great outdoor activities nearby
- Lots of new development happening
- Affordable housing options
Cons that are real:
- Nightlife is limited
- Road conditions need improvement
Financially, we've found it hit or miss compared to where we came from. If you look outside the main areas you can find deals. Groceries are established, gas is average.
