Is it worth buying in Woodbine?

Hello, I'm a college student here and Household incomes average around $54,167 in Woodbine. Rent is about $858/month for a decent place. It's not perfect, but the community is solid. The city has invested a lot in new development. Am I overthinking this? TIA!

Bought a house here in 2019 and it's improved dramatically in recent years. Property values have gone down slightly since then.

I'd say the biggest thing people don't talk about is safety. I wouldn't want to live anywhere else right now. Worth doing your research before committing.
