Commute times in Woodburn -how bad?

I grew up here but left for a while. Poverty rate is 10.8%, which is around average. You can expect to pay around $1,373 for rent here. Downtown has improved a lot in recent years. Worth the trade-offs? It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I love the pace of life here. Good luck with whatever you decide..

Great question. I'll try to be comprehensive here.

I'm a contractor who relocated here from Pittsburgh about 7 years ago. The main reasons were work and my partner's job.

Pros I've experienced:
- Good schools in most areas
- Nice parks and green spaces
- Diverse dining options

Cons that are real:
- Chain restaurants dominate
- Dating scene is rough

Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are wild, gas is surprisingly good.

Socially, I'm still on the fence after all this time. No regrets on my end..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 10 years. Moved from Austin for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
tech is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is excellent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Homeless population growing downtown. And weather can be frustrating.

**Bottom line:**
