Most overrated things about Woodcrest

Been meaning to ask this. Average temperature is around 67--F, so the weather is moderate. With a population of 17,111, Woodcrest is a small town. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. Cheers.

Rent in Woodcrest getting crazy

So, Been living here since 2009. Crime rate is something to consider -Woodcrest sits at 433.2 per 100K. Poverty rate is 5.1%, which is pretty low. The city has invested a lot in new development. Any help is appreciated. The parks and outdoor areas are a huge plus.
