Household incomes average around $87,880 in Woodland. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. What do you all think? It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Dallas about 9 years ago. The main reasons were weather and quality of life.
Pros I've experienced:
- Good schools in most areas
- Decent public transit for the size
- Good airport with direct flights
Cons that are real:
- Chain restaurants dominate
- Bugs and humidity in summer
Financially, we've found it tough compared to where we came from. Older homes are where the value is. Groceries are pricey, gas is underrated.
Socially, I love the pace of life here. Definitely worth checking out..

Bought a house here in 2017 and there are trade-offs but the good outweighs the bad. Property values have gone down slightly since then.

Depends on what you're looking for honestly. If you want safety, then yeah this place is great. But if cultural scene matters to you, might want to look elsewhere.
