Alright, I grew up here but left for a while. Homes are going for about $489,400 on average. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. What do you all think? Public transit needs a lot of work honestly. Property taxes are high but you get good services.

I'm a physical therapist who relocated here from Pittsburgh about 6 years ago. The main reasons were work and a fresh start.
Pros I've experienced:
- Active local events and festivals
- Good airport with direct flights
- Strong sense of community
Cons that are real:
- Property taxes are high
- Chain restaurants dominate
Financially, we've found it challenging compared to where we came from. Lots of new construction which should help. Groceries are stable, gas is underrated.
Socially, it's been a really good experience overall. Definitely worth checking out..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in North for 2 years. Moved from New York for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
legal is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is average - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. North schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited entertainment options. Bugs and humidity in summer. And school system can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 9/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a physical therapist, 36, moved here 8 years ago from San Diego. I've lived in East and Old Town, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Low crime in most neighborhoods
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Dating scene is rough
3. The safety situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- East: Great for retirees. solid vibes, walkable.
- Old Town: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Diego, everything felt average. Rent is about /mo. Groceries are affordable. Gas is stable. You can live comfortably on $50K-$120K here.
