Not sure if this has been asked before, but I relocated for work and Poverty rate is 5.6%, which is pretty low. The median home value here is around $202,300, which is actually reasonable. Homes are going for about $202,300 on average. I'd say it's better for families than young singles. It's not perfect, but the community is solid. What are your go-to spots? The food scene here is surprisingly good. The city has invested a lot in new development. Downtown has improved a lot in recent years. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. Night life is decent if you know the right spots.

From a safety perspective, it really depends on the area. Some neighborhoods are pretty good, others not so much. Do your research on specific streets.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Greenfield for 13 years. Moved from Houston for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
hospitality is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is better than expected - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Greenfield schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Limited shopping options. And weather can be frustrating.
**Bottom line:**
For singles, I'd say this is a 8/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

I'd say the biggest thing people don't talk about is healthcare. it exceeded my expectations. Worth doing your research before committing.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 57, moved here 12 years ago from Boston. I've lived in Pine Hills and Greenfield, and traveled to most parts of the metro.
**What I love:**
1. Four distinct seasons
2. Good airport with direct flights
3. Diverse dining options
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Not a lot of cultural diversity
3. The food scene situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for retirees. decent vibes, walkable.
- Greenfield: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Boston, everything felt tough. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $90K-$90K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Renting here right now, paying about /mo for a 3-bedroom. it's exactly what I was looking for. Compared to Miami it's tough.

Gonna give a different perspective here since most replies seem tough.
I've been here 6 years and it exceeded my expectations. The thing nobody mentions is nightlife. It's reasonable and it affects daily life more than you'd think.
That said, the cultural scene is legit. And if you're into surfing, this place is challenging.
Neighborhood matters A LOT here. The Meadowbrook side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
