Commute times in Yuba City -how bad?

So, I work in finance and You can expect to pay around $1,391 for rent here. Average temperature is around 64--F, so the weather is moderate. Poverty rate is 13.2%, which is around average. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. Am I overthinking this? There's a growing tech scene which is exciting. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. I've been in The Heights for 4 years. Moved from Denver for work. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
construction is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is challenging - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. The Heights schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Not a lot of cultural diversity. And safety can be frustrating.

**Bottom line:**

I've lived in Greenfield for about 5 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from Phoenix, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Lots of new development happening
- The food scene scene is average

The downsides:
- Road conditions need improvement
- Dating scene is rough
