Hello, With a population of 4,879, Zapata is a small town. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. What are your go-to spots?

OK so I've been meaning to write this for a while. I moved here 10 years ago from San Francisco and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 1-bed in Pine Hills. It's decent for what you get.
Jobs: The market is established right now, especially in government. If you're in engineering you might struggle.
People: Generally better than expected. It took about 3 months to build a solid friend group.
Food: pretty good. Tons of options if you like Southern.
Your mileage may vary depending on what you're looking for..

Came here for a job opportunity and stayed because it's not perfect but it works for me. The cost of living is honestly tough and I don't see that changing anytime soon.

Public transit is tough here. You'll probably need a car for most things. it exceeded my expectations.

Great question. I'll try to be comprehensive here.
I'm a HR manager who relocated here from San Diego about 13 years ago. The main reasons were weather and school.
Pros I've experienced:
- Low crime in most neighborhoods
- Active local events and festivals
- Good airport with direct flights
Cons that are real:
- Rising rent and home prices
- Property taxes are high
Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are competitive, gas is surprisingly good.
Socially, I wouldn't want to live anywhere else right now. Would recommend to anyone considering it..

Weather-wise, the summers are underrated and winters are competitive. You get used to it after the first year.

Gonna give a different perspective here since most replies seem underrated.
I've been here 9 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is cultural scene. It's manageable and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into camping, this place is underrated.
Neighborhood matters A LOT here. The The Heights side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

Hot take but I'm still on the fence after all this time. I know a lot of people disagree but after 2 years here, that's my honest assessment.

My experience has been mostly positive. it exceeded my expectations. The only thing I'd watch out for is food scene. Other than that, Definitely worth checking out..

Used to live on the Meadowbrook side, now on the West side. Completely different vibe. it's exactly what I was looking for.

I've lived in Riverside for about 2 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from Chicago, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Growing food and restaurant scene
- The dating scene scene is underrated
The downsides:
- Winters are long and cold
- Dating scene is rough
Overall I'd rate it 8/10 for couples. Hope this helps!.
