What surprised you most about Zebulon?

Hey everyone, With a population of 1,711, Zebulon is a small town. Crime rate is something to consider -Zebulon sits at 86.7 per 100K. The median home value here is around $210,800, which is actually reasonable. Household incomes average around $47,917 in Zebulon. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. Thoughts? The suburbs are where most families end up. Property taxes are high but you get good services. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly.

I'd say the biggest thing people don't talk about is cost of living. the quality of life is solid. Worth doing your research before committing.

We moved here with our family and it's improved dramatically in recent years. Schools in West area are improving. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 52, moved here 12 years ago from Raleigh. I've lived in Sunset and South, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Nice parks and green spaces
3. Decent public transit for the size
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Limited entertainment options
3. The dating scene situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for young professionals. hit or miss vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt excellent. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $70K-$110K here.

**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. dating scene used to be much developing but now it's average.
