Most overrated things about Zephyrhills

Hey everyone, We're a young couple and With a population of 18,471, Zephyrhills is a small town. Poverty rate is 8.8%, which is pretty low. Household incomes average around $49,295 in Zephyrhills. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. Should I be concerned? The school system varies a lot by neighborhood. There's a growing tech scene which is exciting. The city has invested a lot in new development.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Eastside for 11 years. Moved from Portland for work. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
engineering is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is decent - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Can feel isolated. And walkability can be frustrating.

**Bottom line:**
