Is it worth buying in Albany?

Hey everyone, The median home value here is around $223,000, which is actually reasonable. Household incomes average around $59,485 in Albany. The unemployment rate is 5.3%, which is about average. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. Has anyone dealt with this? Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. The school system varies a lot by neighborhood. The city has invested a lot in new development. Depends on what you're looking for honestly. If you want healthcare, then yeah this place is great. But if dating scene matters to you, might want to look elsewhere.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 3 years. Moved from Charlotte for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2015 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
hospitality is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is excellent - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited high-paying job options. And safety can be frustrating.

**Bottom line:**

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. outdoor recreation used to be much manageable but now it's solid.
