Aventura housing prices -when will it stop?

Hey everyone, I've been here for 16 years and It's a a smaller city city with about 39,372 people. You can expect to pay around $2,423 for rent here. The unemployment rate is 2.2%, which is pretty low. Rent is about $2,423/month for a decent place. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. The food scene here is surprisingly good.

Pros:
- Affordable cost of living
- Good healthcare facilities
- Active local events

Cons:
- Traffic can be terrible
- Limited public transit
- Limited nightlife
- Limited dining options
- Limited cultural events
What are your go-to spots? It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. The food scene here is surprisingly good. The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods.

Hot take but I genuinely enjoy living here. I know a lot of people disagree but after 14 years here, that's my honest assessment.

We moved here with our family and it was the best decision I ever made. Schools in West area are pretty good. Kids love it here.

As someone who grew up here, it exceeded my expectations. A lot has changed in the past few years though. nightlife used to be much manageable but now it's underrated.
