Pros and cons of Avra Valley after 2 years

Alright, I'm a nurse at the local hospital and Average temperature is around 70--F, so it's warm year-round. Poverty rate is 18.7%, which is higher than I expected. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood.

From a safety perspective, it really depends on the area. Some neighborhoods are tough, others not so much. Do your research on specific streets.

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The school system is genuinely challenging and I've found I wouldn't want to live anywhere else right now. My neighborhood (Midtown) is stable and I feel safe walking around at night.

But if you're coming from Raleigh, be prepared for the culture shock. walkability is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
