Considering Balch Springs vs St. Louis -help me decide

I work in manufacturing and You can expect to pay around $1,260 for rent here. With a population of 27,181, Balch Springs is a smaller city. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. Am I wrong here? Thanks in advance! Night life is decent if you know the right spots. The city has invested a lot in new development.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

I work in construction here and it's been a really good experience overall. The job market for my field is pretty good. Good luck with whatever you decide..

Bought a house here in 2020 and it was the best decision I ever made. Property values have gone up a bit since then.

As someone who grew up here, I have mixed feelings honestly. A lot has changed in the past few years though. public transit used to be much wild but now it's excellent.

I've been living here for 8 years and I'd say it's improved dramatically in recent years. The cultural scene is challenging compared to other places I've lived. Overall Feel free to reach out with questions..

Renting here right now, paying about /mo for a 4-bedroom. I'm still on the fence after all this time. Compared to Portland it's hit or miss.
