First post here. I grew up here but left for a while. It's a a smaller city city with about 27,181 people. Household incomes average around $70,528 in Balch Springs. The median home value here is around $208,200, which is actually reasonable. Rent is about $1,260/month for a decent place. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. Has anyone dealt with this? The food scene here is surprisingly good. Property taxes are high but you get good services. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. The food scene here is surprisingly good.
