Ben Lomond housing prices -when will it stop?

Been living here since 2012. Rent is about $2,550/month for a decent place. Median household income is $120,977, which feels pretty solid for the area. The city has invested a lot in new development. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus.

Pros:
- Good job market
- Low crime in most areas
- Good schools
- Close to nature

Cons:
- Cold winters
- High property taxes
- Limited cultural events
- Homelessness issues downtown

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 24, moved here 14 years ago from Boston. I've lived in Maple Ridge and Meadowbrook, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Good internet infrastructure
3. Good airport with direct flights
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Can feel isolated
3. The school system situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for couples. average vibes, walkable.
- Meadowbrook: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt excellent. Rent is about /mo. Groceries are manageable. Gas is growing. You can live comfortably on $100K-$130K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem decent.

I've been here 13 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is cultural scene. It's developing and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into mountain biking, this place is better than expected.

Neighborhood matters A LOT here. The Maple Ridge side vs the East side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..

Came here for school and stayed because it's not perfect but it works for me. The weather is honestly improving and I don't see that changing anytime soon.
