Moving to Benson -what should I know?

Been meaning to ask this. I'm a teacher here and It's a a small town city with about 5,331 people. The unemployment rate is 4.2%, which is about average. Homes are going for about $145,700 on average. Average temperature is around 63--F, so the weather is moderate. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. Is this normal for Benson? Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a chef, 24, moved here 6 years ago from Miami. I've lived in Uptown and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Affordable housing options
3. Diverse dining options
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Homeless population growing downtown
3. The walkability situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Uptown: Great for families. better than expected vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt hit or miss. Rent is about /mo. Groceries are growing. Gas is competitive. You can live comfortably on $80K-$110K here.

**Final verdict:**

If you're remote, this place is great for cost of living. it's not perfect but it works for me. Internet is underrated in most areas.
