Hi all, The median home value here is around $805,200, which is pretty steep. Crime rate is something to consider -Black Forest sits at 136.1 per 100K. With a population of 14,658, Black Forest is a small town. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level.
