OK so Born and raised here. It's a a small town city with about 7,868 people. The median home value here is around $211,000, which is actually reasonable. Crime rate is something to consider -Blair sits at 127.6 per 100K. Rent is about $941/month for a decent place. The parks and outdoor areas are a huge plus. I'd say it's better for families than young singles. Property taxes are high but you get good services. Any advice would be great. Traffic can be rough during rush hour, no sugarcoating that. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 2 years. Moved from Raleigh for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2015 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
healthcare is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is improving - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Winters are long and cold. And cultural scene can be frustrating.

**Bottom line:**

We moved here with our family and it exceeded my expectations. Schools in South area are excellent. Kids love it here.
