Not sure if this has been asked before, but Homes are going for about $437,200 on average. With a population of 10,106, Budd Lake is a small town. It's a a small town city with about 10,106 people. Rent is about $1,326/month for a decent place. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. The school system varies a lot by neighborhood. The suburbs are where most families end up. The school system varies a lot by neighborhood. The school system varies a lot by neighborhood. The weather takes some getting used to. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. People here are genuinely friendly, not just surface-level.

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 10 years and it's improved dramatically in recent years. The thing nobody mentions is job market. It's developing and it affects daily life more than you'd think.
That said, the school system is legit. And if you're into biking, this place is decent.
Neighborhood matters A LOT here. The West side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

Depends on what you're looking for honestly. If you want nightlife, then yeah this place is great. But if walkability matters to you, might want to look elsewhere.

Great question. I'll try to be comprehensive here.
I'm a lawyer who relocated here from Phoenix about 2 years ago. The main reasons were quality of life and retirement.
Pros I've experienced:
- Cost of living is very reasonable
- Close to major attractions
- Affordable housing options
Cons that are real:
- Limited public transit options
- Summers can be brutally hot
Financially, we've found it average compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are manageable, gas is underrated.
Socially, it's exactly what I was looking for. It's not for everyone but it works for us..

The food scene here is underrated. Tons of great Asian places. I'm still on the fence after all this time.
