Things Bull Valley needs to improve

Anyone else feel this way? We have two kids and Poverty rate is 5.3%, which is pretty low. The unemployment rate is 3.1%, which is pretty low. It's a a small town city with about 1,121 people. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. It's not perfect, but the community is solid. The food scene here is surprisingly good. The school system varies a lot by neighborhood.

Pros:
- Affordable cost of living
- Friendly people
- Good schools
- Low taxes

Cons:
- Cold winters
- Sprawl everywhere
- Lack of diversity
- Few job opportunities in some fields
- Boring for young people
Should I be concerned? It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. Used to live on the Lakewood side, now on the Meadowbrook side. Completely different vibe. I have mixed feelings honestly.

Renting here right now, paying about /mo for a 1-bedroom. I wouldn't want to live anywhere else right now. Compared to Salt Lake City it's excellent.

I've lived in Riverside for about 9 years now, so I can give you a pretty detailed perspective.

it exceeded my expectations. When I first moved here from Tampa, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Close to major attractions
- Diverse dining options
- The nightlife scene is better than expected

The downsides:
- Property taxes are high
- Far from beaches/mountains

Overall I'd rate it 7/10 for young professionals. Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Eastside for 2 years. Moved from San Diego for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
marketing is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is improving - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Bugs and humidity in summer. And nightlife can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 8/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

Bought a house here in 2016 and I love the pace of life here. Property values have gone about the same since then.
