First time home buyer in Chico

Anyone else feel this way? Born and raised here. Poverty rate is 12.6%, which is around average. It's a a mid-size city city with about 102K people. The food scene here is surprisingly good. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse.

Real talk - this place is not for everyone, and I think that's OK.

If you value outdoor recreation, you'll love it. The outdoor recreation is genuinely improving and I've found it's improved dramatically in recent years. My neighborhood (Uptown) is reasonable and I feel safe walking around at night.

But if you're coming from San Francisco, be prepared for the culture shock. pet-friendliness is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 1 years. Moved from Chicago for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
tech is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is solid - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Not a lot of cultural diversity. And food scene can be frustrating.

**Bottom line:**
For singles, I'd say this is a 6/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

But if you're coming from Pittsburgh, be prepared for the culture shock. walkability is completely different here. And Chain restaurants dominate.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

But if you're coming from Raleigh, be prepared for the culture shock. housing market is completely different here. And Homeless population growing downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's exactly what I was looking for. Would recommend to anyone considering it..

As someone who grew up here, I'm still on the fence after all this time. A lot has changed in the past few years though. cultural scene used to be much affordable but now it's hit or miss.
