Housing market in Chico right now

OK so We're a young couple and Crime rate is something to consider -Chico sits at 581.3 per 100K. Homes are going for about $455,300 on average. Poverty rate is 12.6%, which is around average. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look.

Pros:
- Friendly people
- Growing food scene
- Lots of new development
- Strong sense of community

Cons:
- Poor road conditions
- Mosquitoes and humidity
- Homelessness issues downtown
- Not enough green space
What would you do? Downtown has improved a lot in recent years. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. The weather takes some getting used to. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that. Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 1 years here, that's my honest assessment.

Bought a house here in 2015 and it's exactly what I was looking for. Property values have gone about the same since then.

Used to live on the Eastside side, now on the Fairview side. Completely different vibe. I love the pace of life here.
