I'm retired and Household incomes average around $55,909 in Corcoran. With a population of 22,626, Corcoran is a small town. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. Any advice would be great. Appreciate any input.

I'm a writer who relocated here from Charlotte about 7 years ago. The main reasons were work and a job opportunity.
Pros I've experienced:
- Friendly community, easy to meet people
- Decent public transit for the size
- Strong sense of community
Cons that are real:
- Summers can be brutally hot
- Far from beaches/mountains
Financially, we've found it average compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is tough.
Socially, I have mixed feelings honestly. No regrets on my end..

Great question. I'll try to be comprehensive here.
I'm a contractor who relocated here from Baltimore about 11 years ago. The main reasons were family and quality of life.
Pros I've experienced:
- Decent public transit for the size
- Lots of new development happening
- Good internet infrastructure
Cons that are real:
- Traffic during rush hour is rough
- Can feel isolated
Financially, we've found it underrated compared to where we came from. The market is competitive but not impossible. Groceries are competitive, gas is hit or miss.
Socially, I love the pace of life here. Good luck with whatever you decide..

Real talk - this place is not for everyone, and I think that's OK.
If you value nightlife, you'll love it. The food scene is genuinely improving and I've found it's not perfect but it works for me. My neighborhood (Riverside) is manageable and I feel safe walking around at night.
But if you're coming from Seattle, be prepared for the culture shock. traffic is completely different here. And Homeless population growing downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
