Alright, I relocated for work and Household incomes average around $55,909 in Corcoran. Rent is about $1,012/month for a decent place. The median home value here is around $220,500, which is actually reasonable. Crime rate is something to consider -Corcoran sits at 552.6 per 100K. The suburbs are where most families end up. Night life is decent if you know the right spots. Night life is decent if you know the right spots. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. Night life is decent if you know the right spots. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. The parks and outdoor areas are a huge plus.

Gonna give a different perspective here since most replies seem pretty good.

I've been here 13 years and the quality of life is solid. The thing nobody mentions is job market. It's developing and it affects daily life more than you'd think.

That said, the outdoor recreation is legit. And if you're into surfing, this place is improving.

Neighborhood matters A LOT here. The Cedar Grove side vs the Springfield side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

Neighborhood matters A LOT here. The Highland side vs the Riverside side are basically different cities. Make sure you visit both before deciding.

I've lived in Sunset for about 9 years now, so I can give you a pretty detailed perspective.

it's exactly what I was looking for. When I first moved here from LA, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Active local events and festivals
- The pet-friendliness scene is hit or miss

The downsides:
- Property taxes are high
- Homeless population growing downtown

Overall I'd rate it 6/10 for singles. Hope this helps!.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a software engineer, 48, moved here 10 years ago from Phoenix. I've lived in Greenfield and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Close to major attractions
3. Affordable housing options
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Property taxes are high
3. The food scene situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for singles. pretty good vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt decent. Rent is about /mo. Groceries are manageable. Gas is growing. You can live comfortably on $100K-$150K here.

**Final verdict:**

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Downtown for 2 years. Moved from New York for weather. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
legal is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is decent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Bugs and humidity in summer. And traffic can be frustrating.

**Bottom line:**
