Rent vs buy in Corcoran -what makes sense?
Not sure if this has been asked before, but We have two kids and Homes are going for about $220,500 on average. With a population of 22,626, Corcoran is a small town. The unemployment rate is 3.5%, which is pretty low. Median household income is $55,909, which feels about average for the area. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots.

- Sprawl everywhere
- Boring for young people
- Mosquitoes and humidity

Am I overthinking this? Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. There's a growing tech scene which is exciting. The food scene here is surprisingly good.
