Rent vs buy in Corcoran -what makes sense?

Not sure if this has been asked before, but We have two kids and Homes are going for about $220,500 on average. With a population of 22,626, Corcoran is a small town. The unemployment rate is 3.5%, which is pretty low. Median household income is $55,909, which feels about average for the area. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots.

Pros:
- Good job market
- Friendly people
- Nice parks and trails
- Active local events

Cons:
- Limited public transit
- Sprawl everywhere
- Boring for young people
- Mosquitoes and humidity
- Limited cultural events
Am I overthinking this? Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. traffic used to be much wild but now it's excellent.

I'd say the biggest thing people don't talk about is nightlife. I love the pace of life here. Worth doing your research before committing.
