Best neighborhoods in Cottonwood

Alright, I work in hospitality and The median home value here is around $286,000, which seems about average. With a population of 12,547, Cottonwood is a small town. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. Would love some local perspective. Property taxes are high but you get good services. There's a growing tech scene which is exciting. There's a growing tech scene which is exciting.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The traffic is genuinely pretty good and I've found I love the pace of life here. My neighborhood (Maple Ridge) is wild and I feel safe walking around at night.

But if you're coming from San Francisco, be prepared for the culture shock. traffic is completely different here. And Homeless population growing downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
