What I wish I knew before living in Cottonwood

Hey everyone, My family moved here when I was a kid. Crime rate is something to consider -Cottonwood sits at 364.9 per 100K. Homes are going for about $286,000 on average. Poverty rate is 12.1%, which is around average. There's a real sense of community in certain neighborhoods. The weather takes some getting used to. I'd say it's better for families than young singles. Property taxes are high but you get good services.

Pros:
- Good job market
- Friendly people
- Good schools
- Active local events

Cons:
- Limited public transit
- Sprawl everywhere
- High property taxes
- Poor road conditions
Let me know your thoughts. It's not perfect, but the community is solid. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. Night life is decent if you know the right spots.
