Is it worth buying in Cumings?

First post here. I grew up here but left for a while. The unemployment rate is 15.2%, which is concerning. With a population of 2,343, Cumings is a small town. Homes are going for about $301,300 on average. Public transit needs a lot of work honestly. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to.

Pros:
- Affordable cost of living
- Close to nature
- Diverse community
- Low taxes
- Lots of new development

Cons:
- Hot summers
- Limited nightlife
- Far from major airports
- Homelessness issues downtown
What do you all think? Downtown has improved a lot in recent years. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in North for 15 years. Moved from San Francisco for school. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
manufacturing is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is decent - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Far from beaches/mountains. And outdoor recreation can be frustrating.

**Bottom line:**

We moved here with our family and I genuinely enjoy living here. Schools in Cedar Grove area are hit or miss. Kids love it here.
