I've been here for 18 years and The median home value here is around $167,800, which is actually reasonable. Cost of living is definitely rising, but still manageable. What would you do? Public transit needs a lot of work honestly.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Denver and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 4-bed in Sunset. It's pretty good for what you get.
Jobs: The market is wild right now, especially in consulting. If you're in healthcare you might struggle.
People: Generally average. It took about 5 months to build a solid friend group.
Food: hit or miss. Tons of options if you like seafood.

If you value outdoor recreation, you'll love it. The nightlife is genuinely solid and I've found I love the pace of life here. My neighborhood (Pine Hills) is growing and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. safety is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 3 years and the quality of life is solid. The thing nobody mentions is dating scene. It's established and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into rock climbing, this place is surprisingly good.
Neighborhood matters A LOT here. The Pine Hills side vs the Highland side are basically different cities. Make sure you visit both before deciding.
