Rent vs buy in Denison -what makes sense?

Hi all, My partner and I are You can expect to pay around $1,161 for rent here. Crime rate is something to consider -Denison sits at 416.8 per 100K. Household incomes average around $60,821 in Denison. The weather takes some getting used to. It's not perfect, but the community is solid. Property taxes are high but you get good services. There's a growing tech scene which is exciting. The city has invested a lot in new development. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level. Great question. I'll try to be comprehensive here.

I'm a pharmacist who relocated here from Miami about 12 years ago. The main reasons were family and quality of life.

Pros I've experienced:
- Nice parks and green spaces
- Good internet infrastructure
- Close to major attractions

Cons that are real:
- Property taxes are high
- Limited entertainment options

Financially, we've found it excellent compared to where we came from. Lots of new construction which should help. Groceries are competitive, gas is tough.

Socially, it was the best decision I ever made. Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 8 years. Moved from Pittsburgh for family. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2020 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
consulting is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is surprisingly good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited entertainment options. And nightlife can be frustrating.

**Bottom line:**
For couples, I'd say this is a 5/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.
