Affordable areas near Dunkirk?

Hello, I'm a 39-year-old pharmacist and Median household income is $49,003, which feels on the lower side for the area. It's a a small town city with about 12,597 people. Crime rate is something to consider -Dunkirk sits at 179.3 per 100K. I'd say it's better for families than young singles. The suburbs are where most families end up. Is this normal for Dunkirk? It's not perfect, but the community is solid. The weather takes some getting used to. The city has invested a lot in new development. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that.

Gonna give a different perspective here since most replies seem improving.

I've been here 9 years and I have mixed feelings honestly. The thing nobody mentions is housing market. It's affordable and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into biking, this place is average.

Neighborhood matters A LOT here. The Maple Ridge side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.
